What does CentreKey charge?

Our pricing is structured around a transparent, all-inclusive monthly management fee — typically a percentage of collected rent — with separate, optional fees for one-time services like new lease placement and lease renewal. There are no setup fees, hidden monthly add-ons, or markup on maintenance invoices. Your specialist will walk you through the full fee schedule during the free evaluation.

How quickly can you take over my unit from another manager?

In most cases we can transition a property within 30 days, including formal notice to your existing manager, document handover, tenant introduction, and full set-up in our owner portal. We've handled hundreds of mid-tenancy transitions; the tenant experience is seamless.

Do you manage units in pre-construction or interim occupancy?

Yes. Pre-construction strategy is one of the most under-served parts of this market — when to lease, how to handle interim occupancy, what to do at registration. CentreKey works with developers' purchasers from the moment of closing through the first full lease cycle. Talk to us as early as possible; the earliest decisions matter most.

What if my tenant stops paying rent?

CentreKey handles the entire process: missed-rent notification, formal N4 notice on day 15, ongoing tenant communication, and an L1 application to the Landlord and Tenant Board if matters escalate. Our in-house paralegal team handles LTB filings and hearings. You'll be kept informed at every step, but the operational work is fully on us.

Can I review and approve maintenance work before it happens?

Yes. Every owner sets a pre-approved repair threshold during onboarding — anything below that dollar amount we handle directly, anything above triggers a quote and your written approval. Emergency situations (active leak, no heat, etc.) are addressed first and reported immediately.

How does the owner portal work?

Sign in from any device. You'll see your live financial dashboard, every transaction in real time, every photo from inspections and repairs, your lease and amendment documents, monthly statements, year-end tax pack, and a maintenance request log. Most owners check it once or twice a month; some check daily. Both are normal.

Are you licensed and insured?

Yes. CentreKey operates fully in compliance with Ontario's regulatory framework for property management, including trust account requirements and mandatory insurance coverage. We are happy to share documentation during the evaluation conversation.
