You winter south

Snowbird home care, November to April

Florida, Arizona, Portugal. A Toronto house left through a winter is the single highest-risk scenario in residential ownership: frozen pipes, ice dams, a furnace that fails on a −20 °C night. We close the house down properly in the fall, check it through the winter on the schedule your insurer requires, and open it again before you land.

Vacant home inspection and management

Between sale and closing, during an estate or probate, mid-renovation, newly built and not yet occupied, or inherited and undecided. A vacant home needs a documented inspection record, a vacancy permit with the insurer, and someone to make sure it looks and stays cared for.

Assess

Before we take responsibility for the house, we document what we're taking responsibility for. An independent inspection walks every system — mechanical, water, specialty, safety, exterior.

From that baseline we build a maintenance calendar around your equipment, its age and how the house is actually used — monthly checks, seasonal transitions, annual servicing.

Estate and luxury home management in Toronto — answered plainly.

What is estate management, and how is it different from property management?
Property management in Toronto usually means leasing and looking after a tenanted rental. Estate management is for homes you own and use yourself: CentreKey runs the maintenance programme, inspections, trades, vendors, records and reporting for the house — whether you're living in it, travelling, abroad or holding it empty. There's no tenant and no leasing; the client is the owner and the asset is the home.
Do you manage the house while I'm living in it?
Yes. Most of our estate clients are in residence. We run the twelve-month maintenance calendar, coordinate and supervise every trade, review invoices against the work done, and send you a monthly report. Your household routine, your staff and your privacy stay exactly as they are — you just stop being the project manager.
How often do you check my home when I'm away?
It depends on the season and your insurance policy. Between roughly October and April, many Ontario policies require a competent person to enter the home every day you're away unless the water is shut off and drained. We read your policy with you at the walkthrough and set the schedule to match it, then document every visit with date, time, photographs and readings.
Does my home insurance really require someone to check the house?
Most Ontario homeowner policies exclude freezing and water damage if you've been away more than four consecutive days in the heating season, unless the water was shut off and drained or someone competent entered daily to confirm the heat was on. Separately, a home left vacant for more than 30 consecutive days generally needs a vacancy permit or coverage lapses. Wording varies by insurer — check your policy or ask your broker, and we'll build the visit schedule around what it says.
What do you actually do on a visit?
We walk every level on a checklist built for your house: heat, water and air readings; visible plumbing, sump and mechanical room; every door, window and lock; alarm and cameras; roof, grading and grounds from outside; appliances, wine cellar, refrigeration; toilets flushed and taps run; mail collected. You get a dated, photographed report the same day, and anything unusual is flagged immediately.
What happens if you find a problem?
Emergencies — water, heat, security — we act on immediately to protect the house, then call you. Anything else is triaged the day it's found: we engage the right licensed trade, get a price, and send it to you with a recommendation. Nothing above the approval threshold we've agreed proceeds without your sign-off.
I'm a snowbird. What does winter care include?
A proper fall closing (water, heat set-points, humidity, exterior taps, irrigation blow-out, snow contract in place), heating-season interior checks on the schedule your policy requires, snow and ice service verified after every event, ice-dam and roof monitoring after storms, and a spring opening timed so the house is warm, lit and stocked before you land.
My house is vacant — between a sale, an estate, or a renovation. Can you manage it?
Yes. We provide insurer-compliant vacant home inspections with a dated, photographed log; coordinate the vacancy permit with your broker; keep grounds, snow and lighting up so the house never reads as empty; and manage access for realtors, appraisers, contractors and estate trustees. The log is available to your insurer, lawyer or executor on request.
Who does the actual work — CentreKey or trades?
CentreKey is the management layer that sits above the trades. Where a system requires certified expertise — gas, electrical, pool plant, elevator, fire and life-safety — we appoint the appropriate licensed provider, verify their licence and insurance before they attend, agree rates in advance, supervise or inspect the work, and check the invoice against it. If you already have trades you trust, we keep them.
How is this different from hiring a handyman or a contractor?
A handyman fixes what you point at. A contractor does the job you hired them for and leaves. CentreKey is the layer above both: we decide what the house needs and when, appoint and supervise the right licensed trade for each job, check the work and the invoice, and keep the record. You stop being the one who has to notice, call, wait in and follow up.
Can you oversee a renovation or a major project?
Yes, at the Estate level or as a stand-alone engagement. We manage bids and contracts, confirm permits and contractor insurance, hold the schedule and budget, attend site, and sign the work off against the scope — so you have one representative on your side of the table rather than a dozen relationships to manage.
Do you look after second properties?
Yes. A second home can be added to the same programme — the same visit schedule, security and systems checks, and the same photographed reporting, on the same monthly report as your primary home. We'll confirm coverage for your location at the walkthrough.
Do you manage luxury condominiums and penthouses as well as houses?
Yes. The programme is lighter — the building handles the envelope and common systems — but an owner-occupied penthouse still has in-suite mechanical, plumbing, smart-home, wine and appliance systems, plus the same away-from-home insurance requirements. We adapt the checklist and the schedule to what's inside your walls.
How do you handle keys, alarm codes and privacy?
Keys are held in a controlled, logged system; alarm codes are unique to CentreKey so entries are traceable; our staff are background-checked, and we are insured and bonded. Your household, schedule, staff and travel are not discussed outside the engagement. We sign NDAs on request.
How long does it take to get started?
Week one is a walkthrough with you. Weeks two and three are the independent baseline inspection. Week four you receive the condition report and asset register with immediate items priced. By week eight the vendor network is confirmed and your twelve-month calendar is issued. From there, CentreKey runs the house.
How is the service priced?
Every proposal is built from the walkthrough: the service level you choose (Watch, Managed or Estate), the size and systems of the house, how often we need to be inside it, and what you'd like us to take on. You'll see the scope and the price before a single inspector is booked, and spending thresholds are set with you so there are no surprises later.
Which areas do you cover?
Toronto — including the Bridle Path, Forest Hill, Rosedale, Lawrence Park, Hoggs Hollow, Yorkville and the Kingsway — and the whole GTA: Vaughan and Kleinburg, Thornhill, Richmond Hill, King City, Aurora, Markham and Unionville, Mississauga, Oakville, Burlington, Caledon, Pickering, Ajax and Whitby.
