Month’s Rent: Leasing Fee, One-Time

One condo or twenty. Same plan, same price logic.

A first-time landlord with a downtown condo gets the same Enhanced plan as a portfolio holder with eight doors across the GTA. Same per-unit price. Same named manager model. Same statement structure.

When you cross ten doors or buy a multiplex, the math changes — that’s when Enterprise kicks in with custom reporting and a dedicated portfolio manager. Not a higher monthly fee, just a different operating model.

If management is free, where’s the catch?

There isn’t one — but there is a model. We charge a leasing fee equal to one month’s rent when we place a new tenant. That’s a one-time fee on a new tenancy, not a recurring charge. Most owners turn over tenants every 2–4 years, which means the leasing fee averages out to a small monthly amount over the lifecycle of the unit — less than what traditional managers charge. We’d rather earn it once on a clean placement than nickel-and-dime you for twelve months a year.

What if the same tenant stays for years?

Then you pay nothing per month and nothing for renewals. We don’t charge a renewal fee. We don’t charge for the annual N1 rent increase. We don’t charge for the quarterly portfolio call. Long-tenured tenants are great for owners, and our pricing reflects that — the longer your tenant stays, the better the math works for both of us.

Are there any setup or onboarding fees?

No. We don’t charge to take over a property, even if it’s currently with another manager. We don’t charge for the initial property walkthrough. We don’t charge for the first 30 days while we transition tenant communication. Most owners pay $0 in their first month with us — some pay $0 in their first year.

Do you mark up maintenance invoices?

Never. When a contractor charges $340 for a faucet repair, your invoice shows $340. We don’t add 10%, we don’t add 15%, we don’t have “coordination fees” or “administrative surcharges.” The contractor invoice goes straight to your portal. If a vendor sends us a kickback, we apply it to your account — not ours.

What about LTB cases? Are those extra?

Notices (N1, N4, N5) and LTB filings (L1, L2) on Enhanced and Enterprise plans are included in your management fee. Standard plan covers basic notices; complex hearings are billed at clear hourly rates we share before any work begins. We don’t outsource LTB work to a third-party paralegal who’d invoice you separately — our team handles it in-house.

What if I have multiple properties?

Same per-unit pricing, with portfolio-level reporting included once you cross five doors. At ten doors you get a dedicated portfolio manager under the Enterprise plan. We don’t do volume discounts on monthly fees because the monthly fee is already $0 — the leasing fee structure stays the same, but we coordinate placements to minimize concurrent vacancies.

Can I switch plans later?

Yes — up or down, anytime, with thirty days’ notice. Most owners start on Enhanced and stay there. A few owners on Standard upgrade after their first renewal cycle once they see what Enhanced covers. Nobody is locked in.

How do I cancel if I’m not happy?

Sixty days’ written notice, no termination fees. We’ll hand over the tenant relationship, lease documents, accounting history, and any deposits in trust. The best client retention strategy is doing the work well — not contractual handcuffs.
