How do I report a maintenance issue?

Send a message via the tenant portal at any time, or email tenants@centrekey.com. For urgent issues — active leak, no heat, electrical safety, or any after-hours emergency — call our 24/7 line at (416) 555-0000. We respond to non-urgent maintenance requests within one business day and dispatch for urgent issues immediately.

When and how do I pay rent?

Rent is due on the date specified in your lease — typically the 1st of each month. We accept payment by pre-authorized debit (recommended), e-transfer to rent@centrekey.com, or certified cheque. Cash is not accepted. If your lease specifies a different arrangement, follow your lease.

I need to give notice that I'm moving out. What do I do?

For a month-to-month tenancy, Ontario law requires 60 days written notice ending on the last day of a rental period. Use Form N9 (available from the Landlord and Tenant Board) and email or hand-deliver it to us.
For a fixed-term lease, your notice can't end before the lease term expires — but you can still give notice up to 60 days before the end. We can help walk through your specific situation.

Can I have a pet?

Pet policy depends on the building. Ontario law generally protects tenants' right to have pets, but condo corporation rules can apply additional restrictions on type, breed, or weight. Check your lease for the specific pet clause and the building's rules. Inform us before bringing a new pet into the unit so we can confirm compliance and ensure proper documentation.

My lease is up for renewal — what happens?

In Ontario, when a fixed-term lease expires, the tenancy automatically continues on a month-to-month basis under the same terms — you don't need to sign anything to stay. We'll typically reach out 60-90 days before lease expiry to discuss whether you'd like to sign a new fixed-term lease (sometimes with a rent adjustment) or continue month-to-month.

What's included in my rent?

It depends on your specific lease. In most CentreKey-managed Toronto condos, rent includes water and heat (the condo corporation handles these), but electricity is typically the tenant's responsibility. Internet and cable are almost always tenant-arranged. Check your lease for the precise breakdown.

I've received a notice from the condo corporation. What should I do?

Forward it to us at tenants@centrekey.com as soon as possible. Most condo corporation notices (move-in coordination, building access, rule reminders) require a response. We'll handle it on your behalf and let you know if any action is required from you directly.

Do I need tenant insurance?

Your lease very likely requires it, and we strongly recommend it regardless. Tenant insurance covers your personal belongings, your liability if you accidentally cause damage, and additional living expenses if your unit becomes uninhabitable. Coverage is widely available for $25-40/month from major Canadian insurers. We verify proof of insurance at move-in and annually.

My rent is late — what should I do?

Contact us as soon as you know there's an issue, ideally before the rent is due. We'll work with you to understand the situation and find a workable path. Communication early is significantly better than silence — Ontario's formal process for non-payment moves quickly once it starts.

I'd like to break my lease early. Is that possible?

Ending a fixed-term lease early requires either: (1) the landlord's agreement to end the tenancy mutually (Form N11), (2) finding a tenant to assign or sublet your lease to, or (3) using one of the limited cause-based termination grounds in the RTA.
Talk to us. Most situations have a workable resolution. Sublets and assignments are often possible with our coordination — and we generally don't unreasonably refuse them.

How do I update my contact information?

Email us at tenants@centrekey.com with your updated phone, email, or emergency contact details. Keeping this current matters — when there's a building emergency or scheduled maintenance, we need to be able to reach you.

Call our 24/7 emergency line at (416) 555-0000. For active life-safety situations (fire, gas leak, medical), call 911 first.
